Am I required to make my property available to Section 8?
It’s your choice. Here is what we found. Section 8 has it Pros and Cons. On one hand it offers stable rent if they are paying the majority of the rent for the tenant. On the other hand they can delay move in by a month, require additional rehab that’s not necessary, create a lot of paperwork, and occasionally have payment glitches. We like to avoid it unless necessary.

Yes, we are licensed through GA Real Estate Commission number is 352489. The brokerage license is H-65721. E & E also has a business license.

Can I reach you after hours?
Yes, if there is an emergency you can call us. You can always email as well; we generally get back to all clients within an hour or before the end of the day. For tenants, they can put in emergency work orders at any time online or leave a voicemail, and our team will handle it ASAP if it qualifies as an emergency.

Can you put the money directly into my account?
Yes, our system allows for the rents to be deposited directly into our client’s account. However, if we are managing more than 5 properties for you, we will open your own dedicated bank account to collect all rental fees and pay all expenses. We will reconcile your bank account from the 1st to the 10th of the following month and disburse all rental income on or before the 15th.

Do I get to see the lease or sign it?
We will send you a copy of the lease at the start of the process, then handle signing the lease with the tenant. You will receive a copy of the signed lease for your records.

Do you sell real estate too?
We do! We specialize in selling investment properties. For retail properties being sold to homeowners, we partner with our broker and agents that we feel are trustworthy to handle our clients and their selling needs.

How is rent collection handled?
Tenants can pay online by debit/credit card or online check. They can bring a money order into the office. Rent is typically due from the 1st to the 5th, with a late fee from the 6th to the 9th of $30 per day, with a max fee of $120. We then file eviction on the 10th if we have no communication from the tenant.

How much security deposit do you charge the tenant?
Typically, we charge the equivalent of one month’s rent. If the tenant has any background issues then we charge a month and half.

What type of properties do you manage?
We manage single family homes, townhomes, condos, apartment complexes, and multi-family complexes from 80-250 units. We avoid high crime areas and only manage properties for clients that will make necessary repairs for homes to be safe and in proper code.

What type of reports do I get and how often?
You will get a monthly summary report between the 5th to the 10th of the following month. For example, we will provide the December report between January 5th-10th. This is so we can accurately reconcile the accounts and give you an exact picture of your income and expenses. We also provide a yearend report at the close of the fiscal year.

Who holds the tenant security deposit?
We typically hold it in our escrow account for our clients unless there is a request for our clients to hold it in their own escrow account.
