Can you hold a place before I apply?
All applicants will need to submit their application for approval. Once approved the applicant may provide a security deposit to hold the desired property.
Do I pay first month’s rent and last month’s rent with my security deposit?
You pay the prorated first month’s rent depending on the day you move in. The security deposit is due before moving into the property. Your Security deposit will be returned when you have given a us a 30 day written notice, you have no outstanding balances or damages to the rented property, and your full lease has expired.
Is the deposit refundable?
Yes absolutely. If you leave the property free and clear of damage or trash, provide us a 30 days notice, complete your full lease term, and have no outstanding balance, we will refund your security deposit.
How old do you have to be to apply?
You must be 18 or older.
Do all adult members of your household need to apply?
Yes, all adult applicants (18 and older) will need to complete separate applications and pay a separate application fee.
Who needs a cosigner?
Applicants applying for the first time, have a short rental history or low income.

How do I pay rent?
You can pay online, by e-check, credit or debit card, or mail/ drop off a money order at our office drop box.
I want to get a pet. What do I do?
Notify us and we will let you know if that property is eligible for a pet. If so, you will fill out a pet exhibit form and pay a $200 nonrefundable pet deposit.
I want to move out, but my roommate wants to stay. What do I do?
You can move out, and your roommate will become fully responsible for paying the rent or replace yourself with a new roommate.
My lease expiration is coming and I want to move out. What do I do?
Let us know that you will be vacating the property. We will show the property in the last 30 days of your lease. We will schedule a move out inspection with you on your last day where you will return the keys.
Who is responsible for paying for repairs & maintenance requests?
The owners of the properties are responsible for any repairs that are caused from regular wear and tear or natural causes. Any damage that is done by tenant’s negligence or direct cause will be billed to the tenant.
